I along with several members of the community just north of Athabasca recently attended a Development Appeal Board Hearing at the County Office to discuss the plans of Mr. Trevor Luscombe who would like to develop a 50 stall RV park on the property currently owned by Ryan Holdings or River Ridge Trailer Park.

Mr. Luscombe stated that he had gone on the website and gleaned the information that many people in Alberta would like another RV park in Athabasca County. He also said that he had distributed a letter of information to all of the immediate landowners and Subdivisions in the area. The fact is many of the adjacent landowners did NOT receive said letter. Where he did distribute it the letter was shoved in front doors of many homes in Pine Grove Estates and the wind took the letter and some found it in the front yards, some muddy when found. He also stated that he was going to develop 50 RV stalls when in fact his plan is to develop up to 120 stalls in the near future.

He also is planning to build an outdoor pool. So much for the 50+ families using the new indoor pool being built in Athabasca.

This whole plan was known to the Count and the Planning and Development Committee however the taxpayers in the area that it will affect were not even informed of the intent. It is disheartening!

How will it affect us?

  • At least 100 to 200 more vehicles on Township Road 670
  • Excessive noise, ATVs, parties
  • ATVs, quads, side-by-sides, Ski-Doos trespassing on private property
  • Animals
  • Water table issues
  • Dust
  • Potential vandalism, theft

It would appear that County Council and the Planning Board is running the County based on increasing the income tax base according to what they thing is right with very little regard for the taxpayer. Who is to benefit from this development except Mr. Luscombe himself at the cost of leasing a site for $40,000 over a 20-year period. Do the math!
